Tenancy information and cost arrangements for SIL/ILO Tenants

Our approach is a little different and a great example of how we advocate autonomy and empowerment. It’s a blend of tailoring to needs and aligning with NDIS standards. 
Here’s how:

Property Rental

  • CSBS has the ability to create a Head Lease arrangement with Real Estates or private rentals.
  • CSBS then establishes an REIQ tenancy agreement with each person who calls the property their home.
  • CSBS works with each tenant to maintain the rent for each person within or under the NDIS stated Resonable Rent Contribution amount which is 25% of the fortnightly DSP and any other pension supplement. Plus 100% of the Commonwealth Rent Assistance. The tenancy amount depends upon the total rent of the property.

Personal expenses

  • Food is the responsibility of each individual tenant. A menu or shopping arrangement can be established, and shopping can occur as a combined arrangement with multiple tenants. Staff provide their own food.
  • Other personal expenses such as personal care items are the individual responsibility of the tenant.

Utilities

  • For SIL and other 24/7 support arrangements where CSBS is the lessor, CSBS provides NBN connection and usage at no cost to the tenant – unless of course there is exceptional data usage
  • Other required utilities such as electricity, gas and water are shared between tenants. Where staff are present 24/7 (such as a SIL environment), CSBS contributes a portion of the cost based on the number of tenants and a staff member. Ie: if there are 3 tenants and a staff member, the cost of utilities is share ¼ each.

Debtor arrangement

  • CSBS can work with each individual person to establish a budget and agreed approach to managing personal expense items (including utilities and rental).
  • Utilising the CSBS digital credit card system, CSBS staff purchase the items with the participant against the agreed budget, retain receipts and records and charge back to the participant or their financial administrator monthly.
